OTTAWA — Canadian home sales fell 2.3 per cent in September from August, while Ontario recorded fewer transactions and lower resale prices than a year earlier.
The national figures, reported by Reuters on October 16 from the Canadian Real Estate Association's monthly release, show unadjusted sales down 7.7 per cent from September 2025. The national Home Price Index declined 0.4 per cent over the month and 3.4 per cent over the year.
Ontario sales and prices retreat
CREA's provincial report, prepared with the Ontario Real Estate Association, records 13,340 Ontario residential sales in September, an 8.3 per cent annual decline. Sales were 21 per cent below the province's 10-year average for the month.
Ontario's average resale price was $791,691, down 4.3 per cent year over year. The provincial composite benchmark price, which tracks a more consistent mix of properties than the average, was $736,300, a 3.9 per cent decline.
More supply relative to the pace of sales
There were 72,643 active Ontario listings at September's end. Although that was 4.2 per cent lower than a year earlier, it remained 39.8 per cent above the 10-year average for September.
The province had 5.4 months of inventory, compared with its long-run September average of 3.4 months. That measure estimates how long the available homes would take to sell at the current sales pace.
These province-wide figures provide context for Ontario buyers and sellers, but do not establish the price of a particular home or describe every Hamilton neighbourhood. A falling average also does not mean that every property has lost the same percentage of its value.
